What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How a roof leak investigation works in Little Portugal

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe vantage point. We’re frequently asked to look into ceiling stains that grow after rain and water coming in around a roof light or dormer, on rooflights and dormers, flat roof details and slate and tile slopes.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Little Portugal, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Little Portugal roofs and the weather

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Buckingham Palace, about 2 miles north-west, show how far back building in the area around Little Portugal goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Stephen's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you run a business near Gabriel's Wharf, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Anyone responsible for a site like Platanos College will know that tracing a leak on a big roof starts with where the water appears and works back.

How the survey changes by roof type

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

What happens if roof problems are left?

A leak that returns after a repair usually means the real source wasn’t found. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Questions from Little Portugal

How do I find out if my home in Little Portugal is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Little Portugal?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair isn’t part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Is Little Portugal in your area?

How we price roof leak investigations

Prices vary from roof to roof, for these reasons:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Whether thermal imaging or a drone is needed

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

We will normally ask about:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for a house, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.
