How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours, more where the leak is intermittent or the roof is large. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in South Lambeth runs like any other.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Advice

How a roof leak investigation works in South Lambeth

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey lead flashings, flat roof details and slate and tile slopes, and the problems we’re asked to look at most are condensation that looks like a leak and water coming in around a roof light or dormer.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. A careful look in South Lambeth tells the two apart where the evidence allows. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Photograph the stain each time it appears
  • Keep water away from lights and sockets
  • Let us know if there are tanks or pipes in the loft
  • Stay off ladders and the roof

Your report arrives by email, with photographs of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What we can’t see

In fairness, there are limits to any roof survey:

  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads
  • Carrying out the fix

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.

What we check

  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters
  • Rooflights and dormers

What happens if roof problems are left?

Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Your questions about roof leak investigations in South Lambeth

How do I find out if my home in South Lambeth is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover South Lambeth?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

South Lambeth roofs and the weather

Historic houses such as Buckingham Palace, about 1.8 miles north-west, show how far back building in the area around South Lambeth goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from.

The streets around a church like St Stephen's Church are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a leak can close part of a shop or office, so finding the cause quickly matters. Landlords with a home close to Vauxhall station may find that tracing a leak quickly matters when a tenant is living with it.
