Landlord roof survey in St Giles: what you get
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We’re often asked to look into damp or stains in top-floor flats and damaged party-wall upstands or parapets, across flat roofs on blocks, rented houses and shared roofs.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in St Giles are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Parts of the roof we can’t safely see or access
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Legal advice on leases or service charges
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Flat roofs on blocks
- Gutters and downpipes
- Rented houses
- Shared roofs
- Converted houses
- Blocks of flats
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Questions from St Giles
How do I find out if my home in St Giles is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can a landlord with a rental near Tottenham Court Road station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Is St Giles in your area?
Yes. We survey roofs in St Giles and the rest of Greater London, as part of our work across London and the South East. For a price, phone 07833 053749 or send us an email.
How the survey changes by roof type
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Flat roofs on blocks and rear additions
Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.

Landlord roof surveys around St Giles
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.5 miles south lies Benjamin Franklin House, a reminder of how long the area around St Giles has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Tottenham Court Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like St Josephs Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Kingly Court, a roof report helps plan work around trading rather than after a leak.

What happens on the day
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Before the survey
- For flats, make sure roof access has been agreed
- Note where any stains or damp appear
- Dig out any old roof reports or invoices
Book a survey
Booking is simple: just call 07833 053749 or email us, tell us about the property and we’ll explain which survey suits. The price is agreed up front.
Advice
Practical tips
From years of surveys, a few habits stand out:
- Don’t store items over the loft hatch
- Give tenants a simple way to report leaks
- Keep roof surveys on a rolling plan
- Ask your managing agent about lease terms
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.
