Roof leak investigations for homes and businesses in Orpington
Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey rooflights and dormers, flat roof details and the roof space, and the problems we are asked to look at most are water marks that spread in wet weather and water that shows only in certain storms.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers normally exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Orpington tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your questions about roof leak investigations in Orpington
Can parking be tricky for a visit in Orpington?
Parking in Orpington, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
How do I find out if my home in Orpington is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
How long will you be at the property?
Allow between one and two hours for most homes, though a hard-to-trace leak can take longer. We’ll confirm what to expect when we arrange the visit.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The repair itself (the investigation finds and reports the cause)
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.
What we look at
- Slate and tile slopes
- Valleys and parapet gutters
- The roof space
- Rooflights and dormers
- Lead flashings
- Flat roof details
- Chimney stacks
The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Surveys in Orpington can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Unlock side gates and any roof access doors
- Let us know about parking near the property
- Keep pets inside or away from the areas we are looking at

Leaks and storm damage in Orpington
Historic houses such as Bromley Palace, about 3.8 miles west, show how far back building in the area around Orpington goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Orpington is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
For landlords with property near St Mary Cray station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park like Jubilee Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Perry Hall Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Roof by roof
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
Lead flashings
A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.
Practical tips
From years of surveys, a few habits stand out:
- Write down the wind direction and rain when it leaks
- Put a bucket under the drip and move valuables
- Photograph the stain each time it appears
- Mention any plumbing above the damp area
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
