About roof surveys in BR5

Our roof surveys cover BR5 and the wider South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or email us. We survey chimney stacks, clay and concrete tiles and the roof space, and people most frequently book us about leaking gutter joints and downpipes and slipped, cracked or missing slates and tiles.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Orpington: Bromley Palace, about 3.8 miles west, is one of the historic houses in the wider area around Orpington. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. For site and facilities teams at buildings like Perry Hall Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Useful tips for BR5 property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Let us know about any leaks or stains you’ve seen
  • Take photos of any leaks as they happen
  • Clear the loft hatch area before we arrive
  • Look for debris in the garden after high winds

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Common roof problems in BR5

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.

Here are some of the things we see often:

  • Slates or tiles that have slipped or broken
  • Cracked mortar along the ridge
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Building height and the viewpoints available
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Different roofs, different checks

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Natural slate

Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Landlords, agents and block managers in BR5

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof.

BR5: your questions answered

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a written report with photographs and recommendations.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long will you be at the property?

The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
