About roof surveys in DA14
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, ridges, hips and valleys and clay and concrete tiles, and the problems we are asked to look at most are slipped, cracked or missing slates and tiles and ridge tiles that have lifted or moved.
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours for a house; commercial roofs usually need 3–4 hours.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
What affects the price in DA14
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What’s near Sidcup
We work in homes and buildings around The Alma pub, Chislehurst and Sidcup Grammar School and Holy Trinity Church and the streets around them. You’ll also find Birkbeck Primary School (less than half a mile south-east) and Waring Park (under half a mile east). There is a railway station in Sidcup itself: Sidcup station. Well-known places in the area include Queen Mary's Hospital (1 mile south) and Broadway Shopping Centre (2.4 miles north-east). Open spaces near Sidcup include Summer Hill and The Tarn.
Homes and roofs across DA14
DA14 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in DA14.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in DA14 are part of that picture.
Sidcup: Danson House lies about 1.7 miles north, so building around Sidcup goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Homes near green spaces like Waring Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Surveys for landlords and agents in DA14
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
Freeholders and residents’ companies use a roof report to plan and budget.
What affects the price in DA14
Prices vary from roof to roof, for these reasons:
- Which survey package you book
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What we need to know
To price your survey accurately, we’ll ask about:
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble.
Before you book any surveyor

- What experience they bring
- Their drone registration, if they fly one
- Which viewpoints they use to see the roof
FAQs for DA14
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
How much does a roof survey cost in DA14?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
How long does the visit take?
Allow roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
