Longlands Roof Survey
Wondering about the roof at a property in Longlands? You can book a roof survey in Longlands and across Greater London, with plain-English findings.
- Lifted, split or missing lead flashings
- Loose chimney pots
- Gutters that overflow in heavy rain
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
How a roof survey works in Longlands
We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’re worried about cracked mortar along the ridge and lifted, split or missing lead flashings, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Longlands as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

How it works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Longlands moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.

- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at

Advice
Why act early in Longlands
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Roofs, chimneys and gutters in Longlands
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Longlands is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings like Longlands Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Historic houses such as Eltham Palace, about 2 miles north-west, show how far back building around Longlands goes. Older homes in the area may have roofs that need matching materials when work is done. Homes near green spaces such as Waring Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Longlands questions
How do I find out if my home in Longlands is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can parking be tricky for a visit in Longlands?
Parking in Longlands, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey is not a structural engineer’s report.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the price for your roof before you book. For a price, call 07833 053749 or drop us an email.
How we price roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Building height and the viewpoints available
- Which survey package you book
- The roof’s overall size
- The number of roofs, including extensions and garages
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.
