Roof surveys across DA15: what to expect

We survey roofs in DA15 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or drop us an email. We survey clay and concrete tiles, chimney stacks and lead flashings, and the problems we are asked to look at most are standing water on a flat roof and lifted, split or missing lead flashings.

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photographs and recommendations.

Homes and roofs across DA15

In DA15, our roof surveys work takes in owners, landlords and managing agents, in Eltham, Sidcup and Welling and well beyond. Each report sets out what was seen, with photos and recommendations.

Our area covers London and South East England, including DA15. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Blackfen: If you look after a building such as Our Lady of the Rosary Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Shoulder of Mutton Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors

Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we will point you to the right survey. The price is agreed up front.

What this survey can’t tell you

It’s useful to know what a survey won’t do before booking:

  • Walls, floors and services below the roof
  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Surveys for landlords and agents in DA15

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Why act early?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.

Questions to ask before you book

  • When you will get the report
  • What they will not be able to tell you
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

Common questions in DA15

Do you cover DA15?

Yes. Our area covers London and South East England, DA15 included.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Can you look at a roof that is joined to next door?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a report with photographs and recommendations.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How long does the visit take?

It typically takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
