How the survey changes by roof type

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip.

Roof survey in Falconwood: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey ridges, hips and valleys, lead flashings and the roof space, and people most often book us about worn lead at chimneys and abutments and gaps in the roof where coverings have gone.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Falconwood are no exception. Shared chimney stacks and the lead around them are just as important to check.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a roof survey does not cover

Before you book, it is worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What we check

  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Falconwood, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Leave it or get it looked at?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. In Falconwood, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Why us?

  • Packages from £150, including VAT
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Surveys seven days a week
  • Thermal imaging and drone inspection where they help

Local roofs in Falconwood

The flight restriction zone around London City Airport comes within about 2 miles of Falconwood. Where the drone is part of the survey, the exact boundary is checked for the address first. About 1 mile east lies Danson House, a reminder of how long the area around Falconwood has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings like Bishop Ridley Church of England VA Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Welling station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Falconwood: your questions answered

I let a flat near Welling station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Can you fly a drone over a roof in Falconwood?

It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of Falconwood. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How do I arrange a roof survey in Falconwood?

Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Surveys for landlords and agents in Falconwood

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Common roof problems in Falconwood

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.

Most people get in touch after spotting something like this:

  • Worn lead at chimneys and abutments
  • Slates or tiles that have slipped or broken
  • Cracked or blistered flat roof coverings
  • Crumbling chimney pointing or cracked flaunching

If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
