Roof survey in Shooter's Hill
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We are often asked to look into leaking gutter joints and downpipes and slates or tiles that have slipped or broken, on the roof space, flat roofs and ridges, hips and valleys.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How we price roof surveys
We confirm the exact price before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
- Basic, Standard or Premium
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- The kind of building and roof involved
- Whether there’s a loft hatch, a shared roof or tricky access
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode

Roof surveys in Shooter's Hill: local notes
Shooter's Hill is about 1 mile from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, the exact boundary is checked for the address first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Shooter's Hill is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
Eltham Palace, about 1.7 miles south-west, is one of the historic houses in the wider area around Shooter's Hill. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Trees in and around Eaglesfield Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Ask about a flat roof on an extension or garage too
- Don’t climb onto the roof yourself
- Move stored items away from the loft hatch
- Mention any damp patches when you book
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
What we do, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Shooter's Hill moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- Find any records of previous roof work
- Unlock side gates and any roof access doors

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Roof by roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Shooter's Hill: your questions answered
Is my home in Shooter's Hill listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Falconwood station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
How long does the visit take?
Allow roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What happens if roof problems are left?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
