Landlord roof surveys in Shooter's Hill

Landlord roof surveys for homes and businesses in Shooter's Hill

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you’ve noticed splits and blisters in flat roof coverings and choked outlets and gutters, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Shooter's Hill, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Do not store items over the loft hatch
  • Keep roof outlets and gutters clear
  • Give tenants a simple way to report leaks
  • Do not wait for a leak to survey the roof

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Shooter's Hill homes and their roofs

Eltham Palace, about 1.7 miles south-west, is one of the historic houses in the wider area around Shooter's Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places like Gallions Reach Shopping Park, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building like Shooters Hill Sixth Form College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Christ Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey usually takes an hour or two at most homes, and more on a big or complicated roof. In Shooter's Hill, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

FAQs for Shooter's Hill

Can parking be tricky for a visit in Shooter's Hill?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do you survey roofs for landlords with property near Falconwood station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is Shooter's Hill in your area?

Yes. Shooter's Hill is part of the area we cover, and the service is the same as everywhere else we work.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How much does a landlord roof survey cost in Shooter's Hill?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Honest limits

It helps to know what a survey won’t do before you book:

  • Roof areas we weren’t given access to
  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Converted houses
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks

Landlords, agents and block managers in Shooter's Hill

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. In Shooter's Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
