How a roof leak investigation works in Shooter's Hill
On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey valleys and parapet gutters, rooflights and dormers and chimney stacks, and the problems we are asked to look at most are wet patches high on an inside wall and damp ceilings under a flat roof.
In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Shooter's Hill, inside and out. It is useful to know when the water appears and in what weather.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Roof area
- The height of the building and how the roof can be seen safely
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What to let us know when you get in touch
A little information up front helps. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you are working to, like exchange
- Any photos you have, taken from ground level or a window
- What’s prompted the survey
Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Let us know if there are tanks or pipes in the loft
- Don’t climb onto the roof to look
- Move stored items away from the hatch
- Keep a photo record of the damp patch
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

When you need someone else
It’s a careful look at the leaking roof, not the whole story. Its limits include:
- A structural engineer’s report
- Plumbing leaks that look like roof leaks
- The repair itself (the investigation finds and reports the cause)
If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.
What we check
- Valleys and parapet gutters
- Flat roof details
- Rooflights and dormers
- Chimney stacks
- Lead flashings
- The roof space
- Slate and tile slopes
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How the survey works
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it typically takes an hour or two for most houses, and about three to four hours for a commercial roof. For a visit in Shooter's Hill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.
- You let us know where the water shows and when it appears.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photographs, the likely entry point and recommendations.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Let us know about parking before the day
- Let us know about any leaks, stains or damp patches you know of
Booking a survey
Most bookings start with a short call: call 07833 053749 or send us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
Shooter's Hill: your questions answered
Is my home in Shooter's Hill listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover Shooter's Hill?
Yes, Shooter's Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Can you trace a leak in dry weather?
In many cases, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
How long does a roof leak investigation take?
On site, it normally takes about 1–2 hours for most houses, and longer for a large or complex roof. Report times depend on the package.
Could my leak actually be condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern, take moisture readings and tell you which is more likely.
Wind, rain and roofs in Shooter's Hill
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in. About 1.7 miles south-west lies Eltham Palace, a reminder of how long the area around Shooter's Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Gallions Reach Shopping Park, finding where water is getting in quickly keeps disruption down. If you look after a building such as Shooters Hill Sixth Form College, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Falconwood station, tracing a leak quickly matters when a tenant is living with it.

Typical jobs here are in homes near The Bull Public House, Eaglesfield Park and Deansfield Primary School, among other places. For rail, the closest station is Falconwood station, roughly 0.9 miles south-east of the centre. Other landmarks nearby include Gallions Reach Shopping Park (2.9 miles north) and Greenwich Castle (3 miles west). Green spaces nearby include Summer Hill and Birdbrook Road Nature Reserve.
What happens if roof problems are left?
Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. In Shooter's Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
