What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • The repair itself (the investigation finds and reports the cause)
  • Whether rotten timbers meet design loads
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

About our roof leak investigation in Falconwood

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey valleys and parapet gutters, rooflights and dormers and slate and tile slopes, and people most often book us about condensation that looks like a leak and a leak that comes and goes with the weather.

Water getting into a London home often comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Falconwood, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Falconwood questions

Can parking be tricky for a visit in Falconwood?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Do you carry out roof surveys in Falconwood?

We do. The survey and report are the same in Falconwood as anywhere else.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can every leak be traced?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

What affects the price in Falconwood

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from ground level or a window

When you’re ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What happens if roof problems are left?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. For a visit in Falconwood, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

Advice

Practical tips

Small things make a difference. Our tips:

  • Let us know about any past repairs to the roof
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables
  • Stay off ladders and the roof

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Landlord and commercial surveys in Falconwood

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.

Falconwood roofs and the weather

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Falconwood is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in. Danson House, about 1 mile east, is one of the historic houses in the wider area around Falconwood. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

The streets around a church like Bishop Ridley Church are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in. If you let a flat or house near Welling station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Trees in and around Shoulder of Mutton Green shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
