Wind, rain and roofs in Avery Hill
Historic houses like Eltham Palace, about 1.2 miles west, show how far back building in the area around Avery Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the roof type helps narrow down where water may be getting in.
If you look after a building such as Stationers' Crown Woods Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, finding where water is getting in quickly keeps disruption down.

Roof leak investigation in Avery Hill: what you get
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. If you are worried about condensation that looks like a leak and wet patches high on an inside wall, a survey will tell you what’s going on, on flat roof details, chimney stacks and lead flashings alike.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That’s as true in Avery Hill as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Avery Hill: your questions answered
Do you cover Avery Hill?
Yes, Avery Hill is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or email us and tell us about the property.
How do I find out if my home in Avery Hill is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Why isn’t the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or use the contact form.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Putting the leak right
- Plumbing leaks that look like roof leaks
- A promise to find every leak on a single visit
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

- Lead flashings
- Chimney stacks
- Rooflights and dormers

What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Let us know about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
Booking a survey
Roof leak investigation starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.
Advice
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Check whether pipes or tanks run near the stain
- Make sure the loft is accessible
- Let us know about any past repairs to the roof
- Keep a photo record of the damp patch
If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.
Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Keep insulation clear of the eaves.
What we look for on each type of roof
Chimney stacks
We check the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Slate and tile slopes
A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.
Do you need a roof leak investigation in Avery Hill?
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.
Here are some of the things we see frequently:
- Water dripping from rafters or underlay
- Wet patches high on an inside wall
- Leaks that appear only in driving rain
- Stains around a skylight
Take an older house close to Church of Holy Trinity: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
Questions to ask before you book
- What insurance they carry
- How long they’ve been surveying roofs
- What’s outside the scope of the survey
- How long the report takes to arrive
