Landlord roof surveys for homes and businesses in Avery Hill
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. If you’ve noticed blocked gutters over flats and slipped or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Avery Hill are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Before and after the survey
These tips come from what we see on roofs every week:
- Don’t wait for a leak to survey the roof
- Keep roof outlets and gutters clear
- Deal with urgent items first
- Hold on to old reports to compare later
We do not advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
Avery Hill questions
How do I find out if my home in Avery Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Falconwood station?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.
How long does the survey take?
It usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. You’ll then get the report by email, on the timescale of your package.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for a single let house, with blocks of flats taking longer. In Avery Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- Let us know about parking near the property
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it’s shared

Prices for landlord roof surveys in Avery Hill
Our packages start from £150, with VAT included. The price for your roof depends on:
- The height of the building and how the roof can safely be seen
- Whether it is a home or a commercial building
- The roof’s overall size
- Chimneys, valleys, parapets and other details
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to tell us when you get in touch
If you can, have these to hand when you contact us:
- Where water is showing inside, if it is
- Where the property is, with the postcode
- Dates you’re working to, such as exchange
- Photos of the roof, taken safely from ground level or a window
Once you know what you need, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.
What happens if roof problems are left?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What a landlord roof survey looks like in Avery Hill
About 1.2 miles west lies Eltham Palace, a reminder of how long the area around Avery Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church like Church of Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Stationers' Crown Woods Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near Broadway Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What we look for on each type of roof
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.
Roof spaces and lofts
Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Structural calculations or an engineer’s report
- Parts of the roof we cannot safely see or access
- Legal advice on leases or service charges
