Gutter surveys for homes and businesses in Avery Hill

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are blocked outlets and hoppers and joints that drip after rain, on fascias and soffits, outlets and hoppers and valley gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Avery Hill as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for downpipes coming loose
  • Check the loft with care after heavy rain
  • Have overhanging branches cut back

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • The size of the roof
  • Which survey package you book
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • When you need the report by
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from ground level or a window

We confirm the price for your roof before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Avery Hill questions

Is my home in Avery Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Avery Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Can you tell me if my old gutters contain asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or send us an email.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Make sure pets are kept safely away

Advice

Signs you need a gutter survey in Avery Hill

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

We’re often asked to look at:

  • Gutters packed with leaves or moss
  • Water backing up from a hidden gutter
  • Overflowing eaves gutters
  • Blocked outlets and hoppers

For an older house near a landmark such as Church of Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book any roof surveyor

  • What insurance they carry
  • What the report includes, and whether it has photos
  • What they will not be able to tell you
  • Whether the price includes VAT

What’s in a roof survey

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why get it checked now?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What a gutter survey looks like in Avery Hill

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Eltham Palace about 1.2 miles west, Avery Hill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Stationers' Crown Woods Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Shoulder of Mutton Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
