Roofs, chimneys and gutters in Falconwood
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Danson House, about 1 mile east, show how far back building in the area around Falconwood goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you live near a park such as Shoulder of Mutton Green, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Welling station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How a gutter survey works in Falconwood
We survey gutters and rainwater systems in Falconwood and right across London and South East England. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it’s safe. A visit usually takes about one to two hours at most homes, and more on a big or complicated roof. Afterwards, you get a written report with photos and recommendations. If you are worried about valley or box gutters that overflow inside and fascia boards damaged by overflowing water, a survey will tell you what’s going on.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Falconwood, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Signs you need a gutter survey in Falconwood
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
Look out for signs like these:
- Soffits marked by water
- Sagging gutters and loose brackets
- Leaking or loose downpipes
- Blocked outlets and hoppers
For site and facilities teams at buildings such as Bishop Ridley Church of England VA Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Will the report include photos?
Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Check the loft with care after heavy rain
- Look for green streaks or damp patches on walls
- Keep climbers away from the eaves
- Check for spilling water in a downpour
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow, and the water they spill can damage walls and timber.
Falconwood: your questions answered
Is my home in Falconwood listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near Welling station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.
Do you survey underground drains?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
What happens on the day
Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In Falconwood, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.
- First, you let us know what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it is safe to get into.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- If you are buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room

What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. The main factors are:
- Which survey package you book
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you contact us
When you call or email, these details help:
- Any marks or damp showing indoors
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
Why it’s worth a survey now in Falconwood
A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before booking.

What a gutter survey does not cover
It is a careful look at the gutter, not the whole story. The main limits are:
- Damage hidden inside walls or behind boards
- The inside of buried drains
- Parts of gutters that can’t be seen safely
