What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any photos you have, taken from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

How a gutter survey works in East Wickham

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We survey parapet and box gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are brackets that have dropped or snapped and water backing up from a hidden gutter.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in East Wickham has one, it needs checking from somewhere that can actually see it.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we can’t view safely
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it typically takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In East Wickham, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Preparing for the visit

  • Check the loft hatch can be reached
  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Look for new stains on ceilings below valleys after rain
  • Check from the ground or a window, not a ladder
  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Common questions in East Wickham

Is parking a problem for a survey in East Wickham?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Is my home in East Wickham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or use the contact form.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What a gutter survey looks like in East Wickham

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Danson House about 1.3 miles south-east, East Wickham sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Broadway Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as East Wickham Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Do you need a gutter survey in East Wickham?

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

A survey makes sense if you’ve noticed:

  • Soffits marked by water
  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt
  • Choked outlets or hopper heads

Homes near green spaces like Shoulder of Mutton Green can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
