East Wickham Chimney Survey
Know where you stand with the chimney stack before you decide what to do next. We carry out chimney surveys in East Wickham.
- Gaps where the stack meets the roof
- Mortar washing out of the joints
- Pots or cowls that look unsafe
Chimney survey in East Wickham
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are gaps where the stack meets the roof and worn or missing pointing, on flaunching, chimney pots and cowls and brick chimney stacks.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In East Wickham, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Do you need a chimney survey in East Wickham?
Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
We are often asked to look at:
- Mortar washing out of the joints
- Unused flues sealed without airflow
- Lifted or split lead flashings
- Flaunching that has broken away
For site and facilities teams at buildings like East Wickham Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- Their track record with similar roofs
- What the survey won’t cover
- Whether the loft is part of the inspection
- Is VAT included in the price?
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at a house, as part of a look at the roof around the stack. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in East Wickham runs like any other.

Advice
Chimney surveys around East Wickham
With Danson House about 1.3 miles south-east, East Wickham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Welling station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

When you need someone else
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- What’s inside the brickwork or behind render, without opening up
- Checks on boilers, fires or their flues
- Whether a stack needs rebuilding on structural grounds
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.
What we look at
- Shared and party-wall stacks
- Flaunching
- Brick chimney stacks
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
Should I look at the roof myself first?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What happens if roof problems are left?
A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- File photos of the stacks with your home records
- Have the flue swept and checked if you use the fire
- Glance at the stacks from the street now and then
- Keep track of stains on chimney breasts
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
Common questions in East Wickham
I let a flat near Welling station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will parking be an issue for a roof survey in East Wickham?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.
How much is a survey?
Our price is from £150, including VAT. We confirm the exact price before you book. To get a price, phone 07833 053749 or use the contact form.
What’s in the report?
Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
