Our roof survey service in SE2
We survey roofs in SE2 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or send us an email. Common reasons to book are slates or tiles that have slipped or broken and valley linings that have cracked or split, across lead flashings, the roof space and ridges, hips and valleys.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical home, or half a day or so for a commercial building.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a report with photographs and recommendations.

Getting a price
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
Near you in Abbey Wood
Locally, jobs take us to homes and businesses close to Alexander McLeod Primary School, Saint Michael and All Angels and St Paul's Academy. Other local landmarks include The Plume Of Feathers Public House (0.5 miles west) and Abbey Wood Park (0.6 miles north). For rail, the closest station is Abbey Wood station, about 0.5 miles north-east. A little further out are Bexley Hospital (2.2 miles south-east) and Greenwich Borough Museum (less than half a mile west). The countryside around Abbey Wood includes Crossness Nature Reserve.
Roofs, chimneys and gutters across SE2
From Thamesmead, East Wickham and Abbey Wood to its smaller places, buildings across SE2 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SE2, as elsewhere, exposed details are where damage shows first.
Abbey Wood: If you live in an older home near Saint Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Abbey Wood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What happens if roof problems are left?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- What happens after the report arrives
- What’s outside the scope of the survey
- Whether you get a written report with photos
What affects the cost of roof surveys
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.
What to let us know when you get in touch
What helps most when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- The property’s address and postcode
- What’s prompted the survey
We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.
How the survey changes by roof type
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.
Clay plain and peg tiles
Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
For landlords and managing agents
Landlords, agents and building managers in SE2 and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.
SE2: your questions answered
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
How do I arrange a roof survey in SE2?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or use the contact form.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.
How long does the visit take?
Allow an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when you book.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.
