Roof survey in RM10: how it works
Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We are often asked to look into leaning or weathered chimney stacks and lifted, split or missing lead flashings, across flat roofs, natural slate and chimney stacks.
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about 1–2 hours at a typical home, and longer for a large or complex roof.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What affects the price in RM10

For rail, the closest station is Dagenham Dock station, about 1.2 miles south-west. Other landmarks nearby include Rush Green Hospital (1.5 miles north-east) and The Brewery (2.5 miles north). Roofs, chimneys and gutters across RM10
From Dagenham, Becontree and South Hornchurch to smaller places, people across RM10 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
We survey roofs across London and South East England, and RM10 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Dagenham: Landlords with a home close to Dagenham Dock station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Village Infants' School: large buildings have long gutter runs and big roofs that need checking like any other.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Find records of any re-roofing or repairs
- Clear the loft hatch area before we arrive
- Stay off ladders and the roof
- File the report with your home documents
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Why roofs fail
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
These are some of the problems a survey can pick up:
- Blocked, sagging or leaking gutters
- Loose ridge or hip tiles
- Lifted, split or missing lead flashings
- Standing water on a flat roof
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Landlord and commercial surveys in RM10
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which can make access easier.
Honest limits
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Whether the roof structure meets design loads
- The condition of the rest of the building (that is a RICS home survey)
- An exact number of years the roof has left
RM10: your questions answered
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.
How do I book a survey in RM10?
Simply phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
