Roof survey in IG3: how it works
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are frequently asked to look into torn or sagging underlay and worn lead at chimneys and abutments, on natural slate, the roof space and lead flashings.
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours at most homes, and longer for a large or complex roof.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across IG3
Across IG3, from Ilford, Loxford and Newbury Park outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, IG3 included. We survey on any day of the week.
Seven Kings: Trees in and around South Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a building like Downshall Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Roof by roof
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Checking the roof from the ground
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble.

What affects the price in IG3
What a survey costs depends on the time and equipment it needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- Roof area
- Extra roofs, like extensions, dormers or garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
You do not need to know any roofing terms. Just let us know:
- Any marks or damp showing indoors
- What made you get in touch
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.
Landlords, agents and block managers in IG3
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
Landlords, agents and building managers in IG3 and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.
IG3 questions
How long will you be at the property?
It normally takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Will you climb onto the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
How much does a roof survey cost in IG3?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
