Independent roof surveys in Aldborough Hatch

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Aldborough Hatch runs like any other.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof survey in Aldborough Hatch: what you get

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and common reasons people get in touch are standing water on a flat roof and slates or tiles that have slipped or broken.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Aldborough Hatch has one, it needs checking from somewhere that can actually see it.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Roofs, chimneys and gutters in Aldborough Hatch

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Aldborough Hatch is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Valentines Mansion about 1.6 miles west, Aldborough Hatch sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near The Brewery, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Goodmayes station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

Before and after the survey

Small things make a difference. Some pointers:

  • Take photos of any leaks as they happen
  • Tell us about any leaks or stains you’ve seen
  • Gather any paperwork for past roof work
  • Do not climb onto the roof yourself

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

FAQs for Aldborough Hatch

Do you survey roofs for landlords with property near Goodmayes station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is drone flying allowed in Aldborough Hatch?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or use the contact form.

How long does a roof survey take?

It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
