What we can’t see

- The condition of the rest of the building (that’s a RICS home survey)
- Asbestos testing of any kind
- Faults hidden behind ceilings or boarding

Roof surveys for homes and businesses in Becontree
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run seven days a week, so it’s easy to find a day that suits. We are frequently asked to look into flashings that have come away from the wall and ridge tiles that have lifted or moved, across lead flashings, natural slate and ridges, hips and valleys.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Becontree are no exception. Shared chimney stacks and the lead around them are just as important to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Becontree, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the building owner or managing agent
- Keep pets in another room

Questions from Becontree
Are there drone restrictions around Becontree?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
Can a landlord with a rental near Chadwell Heath station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Becontree homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Becontree has a long history of building, with Eastbury Manor House about 2.1 miles south-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as St Joseph's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Chadwell Heath station, a dated record of the roof is useful when planning maintenance across a let.

Common roof problems in Becontree
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Things that frequently lead to a survey include:
- Loose chimney pots
- Ridge tiles that have lifted or moved
- Debris building up in roof valleys
- Slipped, cracked or missing slates and tiles
If you live in an older home near St George's, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Useful tips for Becontree property owners
A survey works best with a little help from you, before and after. Some tips:
- Keep the report with your property records
- Don’t climb onto the roof yourself
- Keep a record of damp patches and dates
- Move stored items away from the loft hatch
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What a survey costs
All our prices include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- How big the roof is
- Extensions, dormers and garages with roofs of their own
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.
