Roof surveys across RM9: what to expect

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, clay and concrete tiles and natural slate, and common reasons people get in touch are ridge tiles that have lifted or moved and slipped, cracked or missing slates and tiles.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How our prices work

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Why choose Independent Roof Survey

  • Drones and thermal imaging where it applies
  • A report with photos
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof

Homes and roofs across RM9

From Barking, Dagenham and Becontree to smaller places, people across RM9 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Our area covers London and South East England, including RM9. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Becontree: Take a building like St Joseph's Catholic Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places such as The Brewery, a dated report on the roof is useful for planning and for any lease discussions.

Why act early?

Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • What exactly goes into their report
  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys

We email the report to you, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Roof by roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

How we price roof surveys

Several things affect the price of a survey:

  • Height and safe access
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

There is no need for technical words. Just tell us:

  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather

RM9 questions

What’s the best way to book?

To book, ring 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Do you go up on the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.
