Roof surveys across SE28: what to expect

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey flat roofs, chimney stacks and the roof space, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and loose ridge or hip tiles.

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across SE28: local notes

Across SE28, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, SE28 included. Visits run on weekdays and at weekends.

Thamesmead: Historic houses such as Eastbury Manor House, about 2.4 miles north-west, show how far back building around Thamesmead goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Abbey Wood station, a dated record of the roof is useful when planning maintenance across a let.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • A structural engineer’s report
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Surveys for landlords and agents in SE28

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How the survey changes by roof type

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Questions to ask before you book

  • What exactly goes into their report
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What insurance they carry

Questions from SE28

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Let us know about it when booking and we will explain what’s needed.

Can you tell me how long my roof will last?

Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How long does a roof survey take?

The visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when you book.

Is SE28 in your area?

Yes. We carry out roof surveys in SE28, and the service is the same as everywhere else we work.
