How it works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes an hour or two at a typical house, with time for the loft where it can be reached. For a visit in Thamesmead, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Note where any stains or damp appear
  • Jot down any questions you want answered

About our pre-purchase roof survey in Thamesmead

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Typical surveys look at chimney mortar that has eroded and sagging ridge lines or uneven roof slopes, on chimney stacks, gutters and downpipes and lead flashings and valleys.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Thamesmead or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check we will be able to get into the loft space
  • Ask when the roof was last worked on
  • Book once your offer is accepted
  • Ask whether there are papers for past roof work

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Prices for pre-purchase roof surveys in Thamesmead

We confirm the price for the job before booking. This is what makes a difference:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Which survey package you book
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Booking your survey

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • The address and postcode of the property

We confirm the price for your survey before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether timbers meet design loads
  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth

What we look at

  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles

Local roofs and buyers in Thamesmead

Thamesmead is inside, or right on the edge of, the flight restriction zone around London City Airport. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it’s given. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Thamesmead is one of them, bay roofs, hips and later dormers each have their own details. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to St Paul: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Controlled parking zones are common in London, so mention any permit rules for Thamesmead. Historic houses like Eastbury Manor House, about 2.4 miles north-west, show how far back building around Thamesmead goes. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Thamesmead is about 2 miles north-east of Plumstead, in Greater London. Surveys in Thamesmead work the same way as everywhere we cover: a careful inspection, photographs and a written report. Thamesmead is one of the towns and villages in Greater London we cover. Our London page covers surveys nearby.

Postcode districts we cover here for pre-purchase roof surveys: SE28, SE2 and DA18. If you need a pre-purchase roof survey at a property on Attlee Road, Aisher Road and Carlyle Road or a nearby road, we can survey it. If you’re just outside Thamesmead, we cover Crossness (1 mile south-east), Dagenham Dock (1 mile north-east), Barking Riverside (1 mile north-west), Thames View Estate (2 miles north-west) and Hornchurch Marshes (2 miles north-east). Further out, we also cover London (10 miles west), City of Westminster (12 miles west), Marylebone (12 miles west), Kensington (14 miles west), St Pancras (11 miles west) and Shoreditch (9 miles west).

Local landmarks in Thamesmead

Thamesmead: your questions answered

How do I find out if my home in Thamesmead is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Thamesmead?

Usually it comes down to two things: the airspace at the address and the weather. Thamesmead is inside, or right on the edge of, the flight restriction zone around London City Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

How long does the survey visit take?

It typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Is Thamesmead in your area?

Yes. We survey roofs across London and South East England, and that includes Thamesmead.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
