Thamesmead Roof Leak Investigation

A careful look at the leaking roof at your property in Thamesmead, and put it all in a report with photographs.

  • Leaks below a flat extension roof
  • Brown rings on upstairs ceilings
  • Water dripping from rafters or underlay

What a roof leak investigation doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we cannot recreate

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • Rooflights and dormers
  • The roof space
  • Valleys and parapet gutters
  • Lead flashings

Roof leak investigations for homes and businesses in Thamesmead

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’re worried about water coming in around a roof light or dormer and wet patches high on an inside wall, a survey will tell you what’s going on, whatever the roof.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Thamesmead, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leaks and storm damage in Thamesmead

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Eastbury Manor House, about 2.4 miles north-west, show how far back building in the area around Thamesmead goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Jubilee Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. Take an older house close to St Paul: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Living close to Abbey Wood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Thamesmead is about 2 miles north-east of Plumstead, in Greater London. Thamesmead is part of the area we cover across London and South East England. Thamesmead is one of the places in Greater London where we work. Our London page covers surveys nearby.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Thamesmead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we’re looking at

Thamesmead questions

How do I find out if my home in Thamesmead is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Thamesmead?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Why isn’t the leak directly above the stain?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Do you take photos of the roof?

Yes. Photographs are part of every report.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Which survey package you book

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, it is useful to mention:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • What made you get in touch
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Write down the wind direction and rain when it leaks
  • Do not touch fittings that water is reaching
  • Put a bucket under the drip and move valuables
  • Tell us about any past repairs to the roof

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.
