Drone roof survey in Thamesmead
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We survey flat roofs on upper floors, chimney stacks and fragile roofs, and the problems we are asked to look at most are flashings that have come away and ridge and hip pieces working loose.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours at a house, including the airspace and weather checks before take-off. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We confirm whether a drone suits your roof.
- We agree a date, including weekends, subject to the weather.
- The roof is photographed from the air, with the camera kept on your property.
- If the loft can be reached safely, it is checked too.
- You get photos, findings and clear recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- Clear the way to the loft hatch
- Buyers: confirm access with the estate agent or seller

Advice
What happens if roof problems are left?
Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Tell next door if the drone will be near their property
- Move stored items away from the hatch
- Keep pets indoors during the flight
- Give us the full address so we can check the airspace
The Premium Survey report comes the same day. Drone photos are included where we could fly.
Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.
Thamesmead: your questions answered
Will parking be an issue for a roof survey in Thamesmead?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Are there drone restrictions around Thamesmead?
It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport covers Thamesmead, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.
How long will you be at the property?
Time on site depends on the roof, but most surveys take an hour or two at a typical home, though large, tall or awkward roofs take more time. The written report follows by email.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Will you photograph what you find?
Yes. The report includes photographs of what we found.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Different roofs, different checks
Ridges and hips
Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.
Large commercial roofs
Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically, so nothing is skipped.

What affects the cost of drone roof surveys
A few things affect what a survey costs:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Drone roof survey starts from £400, including VAT.

What a drone roof survey looks like in Thamesmead
Thamesmead is inside, or right on the edge of, the flight restriction zone around London City Airport. We ask the airport for permission before flying there, and only fly if it’s given. With Eastbury Manor House about 2.4 miles north-west, Thamesmead sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Gallions Reach Shopping Park, a commercial roof can be photographed from above without anyone walking on it. If yours is one of the older homes in the streets near St Paul, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

When to book a survey in Thamesmead
The top of a stack is the most exposed part of many roofs. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.
We’re often asked to look at:
- Coverings that have slipped high up on the roof
- Chimney tops in poor condition
- Flashings that have come away
- Hidden gutters full of leaves
Anyone responsible for a site like Jubilee Primary School will know that a drone or thermal camera can show a large roof in a single visit.
