Landlord roof surveys for homes and businesses in Thamesmead
A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you’ve noticed leaking joints at party walls and leaks into upper flats, a survey will tell you what’s going on.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Thamesmead has one, it needs checking from somewhere that can actually see it.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a landlord roof survey looks like in Thamesmead
Eastbury Manor House, about 2.4 miles north-west, is one of the historic houses in the wider area around Thamesmead. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Thamesmead is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Trees in and around Abbey Wood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take a building like Jubilee Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

FAQs for Thamesmead
How do I find out if my home in Thamesmead is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Abbey Wood station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Is Thamesmead in your area?
Yes. We survey roofs across London and South East England, and that includes Thamesmead.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Can we use the survey to plan a roof budget?
Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What happens if roof problems are left?
An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Keep pets out of the way during the survey
- Show us where any leaks or stains appear

Advice
How the survey changes by roof type
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Getting in touch
Before you get in touch, it’s useful to have:
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
- What made you get in touch
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Keep roof surveys on a rolling plan
- Keep roof outlets and gutters clear
- Ask residents to report damp straight away
- Put urgent roof work at the top of the list
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
