Common questions in Dagenham Dock

How do I find out if my home in Dagenham Dock is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Dagenham Dock?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How much is a survey?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Roof leak investigations for homes and businesses in Dagenham Dock

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe viewpoint. Typical surveys look at condensation that looks like a leak and leaks below a flat extension roof, on chimney stacks, flat roof details and valleys and parapet gutters.

Water getting into a London home frequently comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Dagenham Dock, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Leave it or get it looked at?

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Take a look at what a roof survey costs or two real surveys.

What affects the cost of roof leak investigations

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

There is no need for technical words. Just tell us:

  • Any deadline, such as an exchange date
  • Anything about access we should know
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, such as pitched or flat

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Write down the wind direction and rain when it leaks
  • Have an electrician check any wet fittings
  • Check whether pipes or tanks run near the stain
  • Put a bucket under the drip and move valuables

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Dagenham Dock roofs and the weather

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in. Eastbury Manor House, about 2.1 miles north-west, is one of the historic houses in the wider area around Dagenham Dock. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like St Peter's Catholic Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. The streets around a church such as St Martin's Church are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For landlords with property near Dagenham Dock station, a tenant living with a leak needs the cause found, not just the stain painted over.

The survey, step by step

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two, more where the leak is intermittent or the roof is large. Surveys in Dagenham Dock can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
