How a roof survey works in IG11

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey clay and concrete tiles, natural slate and the roof space, and common reasons people get in touch are torn or sagging underlay and cracked or blistered flat roof coverings.

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Around Barking

In Barking, that means homes and buildings near St Patrick's Church, Mayesbrook Park and Eastbury Primary School, among other places. Other local landmarks include The Barking Dog pub (0.8 miles north-west) and Greatfields School (0.5 miles west). For rail, the closest station is Barking station, roughly 0.8 miles north-west of the centre. Nearby you’ll also find East End Women's Museum (0.9 miles west) and Barking Community Hospital (less than half a mile north). The countryside around Barking includes Ripple Nature Reserve and Hollow Pond.

Roofs, chimneys and gutters across IG11

Homes across IG11 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in IG11.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in IG11 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Barking: If you own a rental within reach of Barking station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Gallions Reach Shopping Park, a dated report on the roof is useful for planning and for any lease discussions.

Why roofs fail

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Look out for signs like these:

  • Debris building up in roof valleys
  • Crumbling chimney pointing or cracked flaunching
  • Loose ridge or hip tiles
  • Gutters that overflow in heavy rain

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • The roof’s overall size
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • The kind of building and roof involved

To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Useful tips for IG11 property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Photograph stains when they appear
  • Check the roof from the ground after storms
  • Clear the loft hatch area before we arrive
  • Keep the report with your property records

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Honest limits

It helps to know what a survey won’t do before you book:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

IG11 questions

How long does the visit take?

It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How much does a roof survey cost in IG11?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
