Why it is worth a survey now in Barking

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. In Barking, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Landlord roof surveys for homes and businesses in Barking

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. Typical surveys look at leaks into upper flats and loose ridge or hip tiles, across blocks of flats, rented houses and shared roofs.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Barking with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the let or shared roof on the day we saw it. It’s useful straight away, and a good reference for later.

What we are asked to look at in Barking

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

Here are some of the things we see frequently:

  • Blocked gutters over flats
  • Missing or loose roof coverings
  • Flashings that have come away
  • Standing water on a flat roof

For landlords with property near Barking station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • Which viewpoints they use to see the roof

Questions from Barking

How do I find out if my home in Barking is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Barking station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Do you survey roofs shared between flats?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Local roofs in Barking

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Eastbury Manor House, about 0.1 miles east, show how far back building in the area around Barking goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Mayesbrook Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Eastbury Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Barking is about 9 miles east of London, in Greater London. Houses, flats, blocks and commercial buildings in Barking can all book landlord roof surveys. Barking is one of the places in Greater London where we work. We also survey roofs in London.

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Advice

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Arrange flat access ahead of time
  • Keep the loft hatch clear and reachable
  • Don’t wait for a leak to survey the roof
  • Check your lease or ask a solicitor about who pays

You receive a written report with photos and recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults usually get worse.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Structural calculations or an engineer’s report
  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.
