Roof survey in RM8: how it works

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, the roof space and chimney stacks, and the problems we are asked to look at most are slipped, cracked or missing slates and tiles and cracked or blistered flat roof coverings.

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Around Becontree Heath

Typical jobs here are in homes near Eastbrook pub, St. Edward's Church of England School and William Bellamy Primary School, among other places. Other local landmarks include All Saints Catholic School and Technology College (less than half a mile south-west), Parsloes Park (1.6 miles south-west) and Hartley Brook Church (less than half a mile north-west). For rail, the closest station is Chadwell Heath station, roughly 1.1 miles west of the centre. Nearby you’ll also find Rush Green Hospital (1 mile east) and The Brewery (1.4 miles north-east). Not far away are The Chase Nature Reserve.

Homes and roofs across RM8

From Barking, Becontree and Goodmayes to its smaller places, buildings across RM8 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in RM8 are where it normally shows.

Becontree Heath: Take an older house close to Hartley Brook Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Parsloes Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

How we price roof surveys

To price your survey, we look at:

  • The size of the roof
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

These details help when you get in touch:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block

Booking is simple: just ring 07833 053749 or drop us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

How the survey changes by roof type

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • What the report includes, and whether it has photographs

FAQs for RM8

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

How long does the visit take?

Allow about one to two hours at a typical home, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you cover RM8 for roof surveys?

Yes. Our area covers London and South East England, RM8 included.
