Roof survey in RM11: how it works

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey the roof space, chimney stacks and clay and concrete tiles, and common reasons people get in touch are loose ridge or hip tiles and worn or blocked valleys.

Every roof is different; as a rough guide, the survey takes about 1–2 hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Roof surveys across RM11: local notes

In RM11, our roof surveys work takes in owners, landlords and managing agents, from Romford, Hornchurch and Harold Wood to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

Our area covers London and the South East, including RM11. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Heath Park: If you look after a shop, office or commercial unit, for instance near The Mercury Mall, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as Haynes Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What we’re asked to look at in RM11

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

It is worth booking a survey if you’ve seen:

  • Cracked or blistered flat roof coverings
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys
  • Gutters that overflow in heavy rain

Roof by roof

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, especially at the verges and ridge.

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.

Before booking any surveyor

  • Whether the loft is part of the inspection
  • Whether VAT is in the quoted price
  • What exactly goes into their report
  • When you’ll get the report

How we price roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

Once you know what you need, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)

Questions from RM11

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

Do you cover RM11?

Yes. Our area covers London and South East England, RM11 included.
