Roof survey in RM1: how it works

There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey the roof space, lead flashings and ridges, hips and valleys, and people most often book us about debris building up in roof valleys and flashings that have come away from the wall.

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Roofs, chimneys and gutters across RM1

From Romford, Hornchurch and Heath Park to its smaller places, buildings across RM1 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in RM1 are where it usually shows.

Romford: If you look after a building such as Concordia Academy, a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like The Brewery, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Signs you need a roof survey

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Typical things we are asked to look at include:

  • Water stains on rafters and ceiling joists
  • Loose ridge or hip tiles
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof

Useful tips for RM1 property owners

A survey works best with a little help from you, before and after. Some tips:

  • Stay off ladders and the roof
  • Check the roof from ground level after storms
  • Clear the loft hatch area before we arrive
  • Mention any damp patches as you book

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

RM1 questions

How much does a roof survey cost in RM1?

Prices start from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. The report includes photos and recommendations.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How long will you be at the property?

It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
