Flat roof surveys for Romford homes and businesses

Flat roof surveys for homes and businesses in Romford

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about blistering in felt or asphalt and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Romford, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours for a small flat roof at home, and longer for a large commercial one. You’re welcome to ask questions while we’re there. For a visit in Romford, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep records of when the roof was laid and what work has been done
  • Note where water lies after a downpour
  • Limit foot traffic on the covering
  • Book a survey every few years

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What a flat roof survey does not cover

It is a careful look at the flat roof, not the whole story. The main limits are:

  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Romford questions

Does a conservation area affect roof work in Romford?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Romford in the area you cover?

We do. The survey and report are the same in Romford as anywhere else, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Flat and commercial roofs around Romford

Historic houses like Hare Hall, about 1.4 miles north-east, show how far back building in the area around Romford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Parking in Romford, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking. Anyone responsible for a site like Concordia Academy will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own one of the older houses in the streets near Parish Church of St Edward the Confessor, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
