Roof surveys across RM2: what to expect

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey the roof space, ridges, hips and valleys and flat roofs, and the problems we’re asked to look at most are slipped, cracked or missing slates and tiles and ponding, splits or blisters on flat roofs.

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Ardleigh Green: For site and facilities teams at buildings such as Ardleigh Green Junior School, large buildings have long gutter runs and big roofs that need checking like any other. What a survey costs

Prices always include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • When you need the report by

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

We’re often asked to look at:

  • Crumbling chimney pointing or cracked flaunching
  • Ridge tiles that have lifted or moved
  • Debris building up in roof valleys
  • Torn or sagging underlay

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

Why get it checked now?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.

Before you book any surveyor

  • Whether you get a written report with photos
  • Whether VAT is added on top
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

Questions from RM2

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.
