Pre-purchase roof surveys around Ardleigh Green

Historic houses like Hare Hall, about 0.3 miles north-west, show how far back building in the area around Ardleigh Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Controlled parking zones are common in London, so mention any permit rules for Ardleigh Green, along with any off-street space. For landlords with property near Gidea Park station, a written report helps before buying a rental or paying for a new roof on one.

Pre-purchase roof survey in Ardleigh Green: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. You get a written report with photographs. We survey the roof space, gutters and downpipes and flat-roofed extensions and dormers, and common reasons people get in touch are flashings that have lifted or split and standing water on a flat extension roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Ardleigh Green, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. If it is a flat, the lease typically sets out who is responsible for the roof.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Ardleigh Green questions

Does a conservation area affect roof work in Ardleigh Green?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will parking be an issue for a roof survey in Ardleigh Green?

Parking in Ardleigh Green, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

How do I book a survey in Ardleigh Green?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Is Ardleigh Green in your area?

Yes. Our area covers London and South East England, Ardleigh Green included.

Do you need to go inside the property?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Any roof job in Ardleigh Green means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Why us?

Landlords, agents and block managers in Ardleigh Green

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Ardleigh Green runs like any other.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make sure we can get to the back of the property
  • Leave a clear route to the loft

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check we’ll be able to get into the roof space
  • Watch for stains or fresh paint on ceilings below the roof
  • Do not leave it until just before exchange
  • Share the report with your solicitor

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely

All our prices include VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Booking your survey

There is no need for technical words. Just let us know:

  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode
  • When you need the report by
  • The kind of building and roof involved

Getting a price is simple: just ring 07833 053749 or email us and give us some details about the property and we will recommend the right survey. The price is agreed up front.
