Chimney survey in Ardleigh Green, Greater London
Know where you stand with the chimney stack before you spend money on it. Chimney surveys in Ardleigh Green, with photographs and a clear written report.
- Loose, cracked or missing pots
- Mortar washing out of the joints
- Redundant stacks capped without ventilation
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, a little longer where there are several stacks. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photos and recommendations and emailed to you.

Chimney survey in Ardleigh Green
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photos and what we recommend. We survey lead flashings, chimney breasts and chimney pots and cowls, and people most often book us about unused flues sealed without airflow and bricks with flaking faces.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Ardleigh Green has one, it needs checking from somewhere that can actually see it.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we can’t see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Conditions inside walls
- Whether the flue is safe to use
- Whether a gas appliance or its flue is safe

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Leave it or get it looked at?
Most people never get a close look at their chimney stacks. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Check with the council before altering a stack in a conservation area or on a listed building
- Use a Gas Safe registered engineer for gas appliances
- Leave close inspection to people with safe access
- Check your stacks from the ground after strong winds
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.

FAQs for Ardleigh Green
Can a landlord with a rental near Gidea Park station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Will parking be an issue for a roof survey in Ardleigh Green?
Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you inspect the flue?
No. It isn’t a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Chimney surveys around Ardleigh Green
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Hare Hall, about 0.3 miles north-west, show how far back building in the area around Ardleigh Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Haynes Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For businesses in and around places like The Mercury Mall, a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look.
