About our chimney survey in Heath Park

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and what we recommend. We survey shared and party-wall stacks, brick chimney stacks and chimney pots and cowls, and the problems we are asked to look at most are eroded joints in the brickwork and redundant stacks capped without ventilation.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Heath Park as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Different roofs, different checks

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking before the day

Common questions in Heath Park

Do you survey roofs for landlords with property near Gidea Park station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

How do I find out if my home in Heath Park is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

My chimney looks like it’s leaning. What should I do?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or email us.

How do I arrange a chimney survey in Heath Park?

The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Prices for chimney surveys in Heath Park

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Where water is showing inside, if it is

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Glance at the stacks from the street now and then
  • Check unused flues are capped with ventilation
  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Why it’s worth a survey now in Heath Park

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What you get with us

  • 5,000+ surveys completed
  • Photographs and a written report every time
  • Two decades and more of roof surveys

Chimney surveys around Heath Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. Hare Hall, about 0.8 miles north-east, is one of the historic houses in the wider area around Heath Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Saint Alban Church of England: its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Haynes Park shed leaves that can end up in nearby gutters. If you look after a building such as Squirrels Heath Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
