Flat roof survey in Heath Park: what you get

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. Common reasons to book are standing water left after rain and splits and cracks in the covering, across single-ply membranes, GRP fibreglass and upstands and outlets.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Heath Park, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Local flat roofs in Heath Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 0.8 miles north-east lies Hare Hall, a reminder of how long the area around Heath Park has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For hotels and guest houses around Heath Park, a roof problem found early is far less disruptive than one found by a guest. If you run a business near The Mercury Mall, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

How the survey changes by roof type

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

FAQs for Heath Park

Will parking be an issue for a roof survey in Heath Park?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in Heath Park listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How long does the survey take?

Most surveys take about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. We will confirm the timing as you book.

Do you give a life expectancy for the roof?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • Whether it’s a home or a commercial building

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What we are asked to look at in Heath Park

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.

A survey can pick up problems such as:

  • Raised blisters across the surface
  • Standing water left after rain
  • Outlets choked with leaves and silt
  • Splits, cracks and crazing

Take an older house close to Saint Alban Church of England: flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • Will the report include photos?
  • What they won’t be able to tell you
  • Whether VAT is in the quoted price
  • Their insurance cover

What a good roof survey covers

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Heath Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Let us know about parking near the property
  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand
