Flat roof survey in Harold Wood

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and people most often book us about standing water left after rain and damaged trims at the roof edge.

Outbuildings, garden rooms and garages in places like Harold Wood often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether it is a home or a commercial building
  • The size of the roof
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Booking your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • Dates you are working to, such as exchange
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep records of when the roof was laid and what work has been done
  • Book a survey every few years
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.

Harold Wood questions

Does a conservation area affect roof work in Harold Wood?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Harold Wood in the area you cover?

Yes, Harold Wood is one of the places we work. The survey and report are the same in Harold Wood as anywhere else, and visits run on weekdays and weekends.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or send us an email with the address.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Common roof problems in Harold Wood

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

We are often asked to look at:

  • Splits and cracks in the covering
  • A sagging deck under the covering
  • Outlets that hold water back
  • Failed seals around rooflight kerbs

For an older house near a landmark such as Saint Peter, the flat roofs on later extensions tend to wear out long before the main roof.

Before you book any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof
  • When you’ll get the report
  • Their insurance cover

What a roof survey includes

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether the deck or joists are strong enough
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Flat and commercial roofs around Harold Wood

Hare Hall, about 1 mile south-west, is one of the historic houses in the wider area around Harold Wood. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Shop and office owners around The Mercury Mall may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Harold Wood station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Being in a smaller place like Harold Wood does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Find any records of previous roof work
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
