Flat roof survey in Ardleigh Green

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you are worried about outlets choked with leaves and silt and leaks around rooflights, we can find out what’s behind it.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Ardleigh Green, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden layers beneath the covering
  • Fragile surfaces, which we do not walk on
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we check

  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

Practical tips

Here are a few things we’d tell any owner:

  • Have the roof looked at again after a severe storm
  • Keep records of when the roof was laid and what work has been done
  • Watch the ceilings below the flat roof for stains
  • Keep clear of rooflights and fragile roof sheets

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys typically lasts longer.

Local flat roofs in Ardleigh Green

The wider area around Ardleigh Green has a long history of building, with Hare Hall about 0.3 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Ardleigh Green Junior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a business near The Mercury Mall, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Why act early in Ardleigh Green

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Signs you need a flat roof survey in Ardleigh Green

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

People normally book a survey after spotting something like this:

  • Damaged trims at the roof edge
  • Blistering in felt or asphalt
  • Water getting in at rooflights
  • Pools of water lying on the roof

Controlled parking zones are common in London, so mention any permit rules for Ardleigh Green, along with any off-street space.

What to expect from a roof survey

How we price flat roof surveys

We confirm the exact price before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Whether thermal imaging or a drone is needed

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Helping us price your survey

Getting the details right at the start saves time. It’s useful to include:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • The kind of building and roof involved

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a London area like Ardleigh Green, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we’re looking at

Booking a survey

Booking is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

Yes, Ardleigh Green is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or send us an email with the address and a few details.

Is my home in Ardleigh Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
