Drones, thermal imaging and Ardleigh Green roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Controlled parking zones are common in London, so mention any permit rules for Ardleigh Green, along with any off-street space. Anyone responsible for a site like Ardleigh Green Junior School will know that a view from above covers a wide roof far faster than walking it. Historic houses like Hare Hall, about 0.3 miles north-west, show how far back building around Ardleigh Green goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager doesn’t touch the roof itself.

Thermal roof survey in Ardleigh Green

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. If you’re worried about moisture around outlets and upstands and wet insulation beneath the membrane, a survey will tell you what’s going on.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Ardleigh Green, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask us about the forecast if rain is expected
  • Keep the heating on as usual before a heat loss survey
  • Check outlets after heavy rain
  • Don’t climb onto the roof to look for leaks yourself

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether that is asking for work or discussing the price.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Why book with us

  • Thermal imaging and drones used where they help
  • PI and public liability insurance

  • Visits on any day of the week

What affects the cost of thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • How big the roof is
  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Before you get in touch, it helps to have:

  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know where you stand. Thermal roof survey starts from £400, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

How the survey changes by roof type

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

What this survey can’t tell you

It is useful to know what a survey will not do before booking:

  • A structural engineer’s assessment
  • A formal energy assessment
  • Confirming water without moisture readings

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs

Ardleigh Green: your questions answered

Does a conservation area affect roof work in Ardleigh Green?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Ardleigh Green?

It depends on the street. If Ardleigh Green has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we will explain what’s needed.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Does the weather affect a thermal survey?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
