Roof survey in Ardleigh Green, Greater London
Need a roof survey in Ardleigh Green? We can help, with a written report you can act on. Weekday and weekend visits available.
- Worn lead at chimneys and abutments
- Slates or tiles that have slipped or broken
- Condensation or damp timbers in the loft
How the survey changes by roof type
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
How a roof survey works in Ardleigh Green
We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’re worried about leaking gutter joints and downpipes and debris building up in roof valleys, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and natural slate alike.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Ardleigh Green has one, it needs checking from somewhere that can actually see it.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a roof survey looks like in Ardleigh Green
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Hare Hall, about 0.3 miles north-west, show how far back building in the area around Ardleigh Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you let a flat or house near Gidea Park station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Haynes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What affects the price in Ardleigh Green
Prices vary from roof to roof, and it comes down to:
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
What to let us know when you contact us
A few details help us point you to the right survey and price. When you contact us, let us know:
- Where any leaks, stains or damp patches show inside
- What made you get in touch
- The address and postcode of the property
- The kind of building and roof involved
To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
When you need someone else
It helps to know what a survey won’t do before booking:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather

What you can safely check yourself
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
FAQs for Ardleigh Green
Can parking be tricky for a visit in Ardleigh Green?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is my home in Ardleigh Green listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
How much does a roof survey cost in Ardleigh Green?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Do you need to get into the loft?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. From the street, a London terrace normally shows only its front slope or parapet, so in Ardleigh Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
