Landlords, agents and block managers in Harold Wood

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Landlords, agents and building managers in Harold Wood and across Essex can book any of our surveys. For a price for a let property or a block, call 07833 053749 or drop us an email.

How a roof survey works in Harold Wood

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey lead flashings, chimney stacks and ridges, hips and valleys, and the problems we are asked to look at most are lifted, split or missing lead flashings and ponding, splits or blisters on flat roofs.

Trees around homes in smaller places like Harold Wood drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs in Harold Wood

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Hare Hall about 1 mile south-west, Harold Wood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near Saint Peter, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as The Mercury Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Harold Wood station, the gap between tenancies is a good time to have the roof looked at.

Harold Wood is about 2 miles north-east of Romford, in Essex. We visit Harold Wood as part of our work across Essex, for houses, flats and commercial buildings. Our Essex coverage includes Harold Wood. For surveys nearby, see our London page.

Surveys in RM3, RM11 and RM2 are booked the same way as anywhere else. That includes homes and businesses on Oak Road, Ewan Road and Holt Road and the roads around them. If you’re just outside Harold Wood, we cover Gallows Corner (1 mile west), Ardleigh Green (1 mile south-west), Gidea Park (1 mile west), Emerson Park (1 mile south) and Heath Park (2 miles south-west). We also work in nearby towns such as Chelmsford (15 miles north-east), Basildon (10 miles east), Harlow (13 miles north), Brentwood (4 miles north-east), Billericay (9 miles east) and Loughton (8 miles north-west).

Harold Wood: your questions answered

Does a conservation area affect roof work in Harold Wood?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Harold Wood?

Yes. Harold Wood is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I book a survey in Harold Wood?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Leave it or get it looked at?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Around Harold Wood, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A promise that the roof will not leak in future
  • Walls, floors and services below the roof
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we check

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Natural slate
  • Lead flashings
  • Flat roofs
  • Chimney stacks

How it works

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. As for time on site, it usually takes about one to two hours for most houses, or half a day or so for a commercial building. In a smaller place like Harold Wood, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Make sure we can get to the back of the property

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Related advice

Before and after the survey

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • File the report with your home documents
  • Take photos of any leaks as they happen
  • Watch for slipped slates after bad weather
  • Mention any damp patches as you book

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
