Roof survey in Harlow
We survey roofs in Harlow and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or drop us an email. Typical surveys look at slipped, cracked or missing slates and tiles and valley linings that have cracked or split, across clay and concrete tiles, ridges, hips and valleys and flat roofs.
Semis and terraces in a town like Harlow share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Let us know when you book if you know of anything shared with next door.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Booking your survey

- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them

Roof by roof
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Roof surveys in Harlow: local notes
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Cooks Spinney Primary Academy and Nursery will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Harlow Town station, the gap between tenancies is a good time to have the roof looked at. Living close to Harlow Marsh is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- File the report with your home documents
- Mention any flat roofs as well as the main roof
- Gather any paperwork for past roof work
- Stay off ladders and the roof
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A typical visit in Harlow begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
- If you’re buying, let the agent know when we’re coming

Your questions about roof surveys in Harlow
Does a conservation area affect roof work in Harlow?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Are flat-roofed garages and porches in Harlow worth including?
Frequently, yes, so mention it when you book. Flat-roofed garages and porches are common in new towns like Harlow, and older felt coverings may be near the end of their life.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Will the report say how many years my roof has left?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you work in Harlow?
Yes. We survey roofs across London and South East England, Harlow included.
Why get it checked now?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Around Harlow, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
