Roof survey in CM17: how it works
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a report with photographs and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We are often asked to look into cracked or blistered flat roof coverings and leaning or weathered chimney stacks, on the roof space, lead flashings and clay and concrete tiles.
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Other local landmarks include Purple Emperor pub (within half a mile north-east), BMAT STEM Academy (under half a mile north-west) and Cooks Spinney Primary Academy and Nursery (under half a mile north-east). Homes and roofs across CM17
Older homes across CM17 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in CM17.
Harlow: Homes near green spaces such as Harlow Marsh can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own one of the older houses in the streets near St Andrew's Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What affects the price in CM17
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Roof area
- Whether it’s a home or a commercial building
- Building height and the viewpoints available
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
You don’t need to know any roofing terms. Just let us know:
- Pictures from the garden or a window, if you have them
- Any marks or damp showing indoors
- Where the property is, with the postcode
- The reason for the survey, like buying, a leak or storm damage
A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Signs you need a roof survey
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Signs worth acting on include:
- Ridge tiles that have lifted or moved
- Standing water on a flat roof
- Blocked, sagging or leaking gutters
- Leaning or weathered chimney stacks
When you need someone else
Before booking, it’s worth knowing what a survey will not do:
- A structural engineer’s report
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
CM17: your questions answered
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
