Manwood Green Roof Survey
A careful look at the roof at your property in Manwood Green, with photos and a written report.
- Worn or blocked valleys
- Flashings that have come away from the wall
- Crumbling chimney pointing or cracked flaunching
What happens if roof problems are left?
A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Outbuildings and barns around Manwood Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How a roof survey works in Manwood Green
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed lifted, split or missing lead flashings and debris building up in roof valleys, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Manwood Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Manwood Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

Advice
Roofs, chimneys and gutters in Manwood Green
In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs. Historic houses such as Barrington Hall, about 3.3 miles north, show how far back building around Manwood Green goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Common roof problems in Manwood Green
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
These are some of the problems a survey can pick up:
- Water stains on rafters and ceiling joists
- Debris building up in roof valleys
- Gutters that overflow in heavy rain
- Leaning or weathered chimney stacks
Landlords with a home close to Sawbridgeworth station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

FAQs for Manwood Green
Will you come out to Manwood Green?
Yes, Manwood Green is on our map. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Sawbridgeworth station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
What a roof survey doesn’t cover
It’s useful to know what a survey won’t do before you book:
- Whether the roof structure meets design loads
- A promise that the roof won’t leak in future
- Defects hidden under coverings or inside walls without opening up
